SA land tax calculator
Enter your land value to find out what yearly land tax South Australia charges, then say who owns the land and what it is used for.
SA land tax in brief
The tax-free amount is the threshold, so land valued below it is not taxed. Land value refers only to the land, excluding the house and any other buildings on it.
- Threshold
- $936,000
- Initial rate
- 0.5%
- Land check date
- Midnight 30 June 2026
- Land value counted
- Total site value used for tax
The threshold and starting rate above are for the general rates. The trust rates further down use their own tables.
SA land tax threshold and rates
A rate applies only to the portion of your land value above the starting amount for that rate. For example, a 0.5% rate means $0.50 for each $100 of land value over that point.
General rates
Most people who own land are charged these rates.
| Taxable land value | Land tax |
|---|---|
| Up to $935,999 | No tax |
| $936,000 to $1,503,999 | 0.5% of the value above $936,000 |
| $1,504,000 to $2,187,999 | $2,840 plus 1% of the value above $1,504,000 |
| $2,188,000 to $3,503,999 | $9,680 plus 2% of the value above $2,188,000 |
| $3,504,000 or more | $36,000 plus 2.4% of the value above $3,504,000 |
Rates for trusts
Land owned through a trust uses these rates, with a trustee holding it for other people.
Tax on this scale starts at $25,000, not at the $936,000 threshold used for most owners.
| Taxable land value | Land tax |
|---|---|
| Up to $24,999 | No tax |
| $25,000 to $935,999 | $125 plus 0.5% of the value above $25,000 |
| $936,000 to $1,503,999 | $4,680 plus 1% of the value above $936,000 |
| $1,504,000 to $2,187,999 | $10,360 plus 1.5% of the value above $1,504,000 |
| $2,188,000 to $3,503,999 | $20,620 plus 2.4% of the value above $2,188,000 |
| $3,504,000 or more | $52,204 plus 2.4% of the value above $3,504,000 |
How RevenueSA calculates the tax
